The information on this website is for the Colony Neighborhood, an older Lexington subdivision encompassing Colonial Drive, Standish Way, Mayflower Lane, and the first part of John Alden Way (Map). If you are seeking information about the adjacent 1990’s Colony4 HOA, please contact representatives of that entity.

 

The Colony Neighborhood Association

 

The neighborhood is governed by an association originally established in 1961 as Resident’s Inc. (dba The Colony Neighborhood Association). All residents are considered members of the association and may become members of the 7-member board. There are no mandatory association fees, however, each household is asked to contribute $125 annually to cover expenses associated with street lights, landscaping, and regular social events.

 

Districts

 

Most of the neighborhood’s homes are in LFUCG tax district 02, which covers all services except street lights and garbage collection. There are a small number of homes that were constructed after 1980 that are in other tax districts, so buyers should check with the Fayette County PVA for specific information.

 

The neighborhood is in Urban County Council district 10, with councilperson Dave Zevigny.

 

Voting is currently at Beaumont Middle School, 2080 Georgian Way.

Neighborhood Designation (ND-1)

 

In 2013, the Colony Neighborhood petitioned LFUCG for overlay zoning know as ND-1. This request was approved and contains three restrictions impacting new additions to properties beyond the R-1A zoning. Details in this document.

 

No front yard fences and retaining walls not to exceed 18 inches

 

Only one new detached structure not to exceed 180 sq ft is allowed

 

Total area of structure not to exceed 25% of parcel
